Whether you are a professional person or looking for good quality student accommodation in South Manchester Railton-Meeks offer properties to suit most requirements. If you are ready to rent one of our properties you will require the following:

  1. Tenancies are for a minimum period of 6 months (less by negotiation)

  2. The initial start-up costs are as follows; 5 weeks rent deposit, one month’s rent in advance, and administration fee (one weeks rent) .

  3. We fully reference prospective tenants.  If you have a poor credit rating, this can be overcome by providing a UK based homeowner guarantor, or paying 6 months’ rent in advance.

  4. Proof of identification is required, one must be photographic i.e. passport driving license, the other could be a utility bill.

  5. Provide proof of your right to rent in the UK (Visa for example)

  6. A credit reference will be carried out.

  7. Our tenancies are not renewed every 6 months and the agreements lapse to one months’ notice after the fixed term. We will not charge you to renew your tenancy if you wish to do so.

  8. We will always make requests to the landlords on your behalf and aim to get the best deals available to you.

Administration & reservation fees for tenants:

£200.00 is required from all prospective tenants to secure a property and to commence the application process. The property is then taken off the market. This is non-refundable if your circumstances change.

What does the admin fee cover? We use an external referencing company, they charge us to carry out your credit check, employment ref and landlord ref, if applicable the referencing also of your guarantor.  This fee also covers the preparation of your agreement between you and the landlord, and any negotiations between the two.

Moving In

Guaranteed – the property will have been professionally cleaned, and in most instance the carpets cleaned. All maintenance will be in hand.  The property will have gone through our stringent checks.

For each property that we let, we provide a full photographic inventory which will be read through by the tenant on the day you move into the property, you will be given 24 hours to query any part of this, or request to add additional information; both parties (Railton-Meeks & Tenant) will then sign. The tenant will be given a photo copy of the original for their records.

Once you have taken on the tenancy all utilities will be transferred into your name with the current metre readings provided to the tenant and the utility company.

Deposit Protection

Depending on the property, your deposit will either be Insured with the TDS (mydeposits.com) or will be transferred to the DPS.

Within 7 days of the tenancy commencing you will be provided with the insurance certificate and information regarding the insurance.
